Property Policies & Fees

The following fees and deposits are charged by the property at time of service, check-in, or check-out.

● The Limited Damage Waiver is a $45.00 fee added to the total when you book. It covers the registered guest against any accidental damages to the unit or its contents for an amount not to exceed $2,000.00, when reported immediately. This fee eliminates the necessity for the traditional security deposits.
● For all reservations there is a 8% administrative service fee charged at the time of booking.

Cancel inside 14 days of arrival and the fee is 1st nights room and tax plus $10 service fee. If canceling prior to 14 days of arrival it is $50 cancel fee plus $10 service fee. Changes to reservations within the specified cancellation period that result in a reduced value of the reservation, downgrade of unit size or a reduction in the number of nights will result in the forfeiture of an amount equal to first night’s room rent, taxes, and fees. Please note that cancellations and/or early departures due to inclement weather do not warrant a refund.

General Policies
● The person making the reservation must be 25 or older and occupy the rental unit the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian. Chaperoned groups are prohibited.
● Photo identification and a credit card or cash deposit are required at check-in for incidental charges.
● Special requests are subject to availability upon check-in and may incur additional charges. Special requests cannot be guaranteed.
● Check-in time starts at 3 PM and guaranteed by 6 PM
● Check-out time is promptly 10 AM
● No Smoking, Pets, RV's, Boats or Trailers permitted.

    Splash: Sterling Resort Property

    This was a very nice place. The splash park is a little scary for a 2 year old toddler but the older kids seem to really like it. The pools were small but nice and the employees were super friendly. The best part was working with the super staff of Trip Shock!!! Thank for all the assistance and guidance, I will definitely use these individuals again for next year!! Thank you

    Splash resort

    We had an absolutely awesome vacation at splash! We go to the gulf coast for vacation every year and this was our first time at splash. This was our best vacation yet with 2 young daughters.they loved the water play features and the ocean was right there in view the whole time. When we weren't in the ocean we were playing at splash. Loved our room 1004. One bedroom 2 baths with bunks in the hall. We do not have one complaint!

    Tripshock was great....I just wish our promo would of been a little more than $75...Now on the other hand, on Splash I do have a few comments...I will book with Tripshock again... I don't understand why guest complian about the rooms if I doubt Tripshock has any control over that. On the review below me, there were times I would call and no one answered. One thing I would love for Tripshock to know is every place has a late check out and when you ck out you don't have to leave the premise or water park. Well Splash made it very clear that we couldn't. She mentioned we have guest that will arrive and makes it over crowded, but how is that if we check out at 10am and check in is at 3pm....Overall on issues in room that would be an owner issue....Typically I take things with me that I know I'll need and I might come accross to having an issue....

    Room not as clean as expected

    We were a little disappointed with the room we received (702 East). The carpet was severely stained and dirty looking. The living room furniture was also stained and dirty and we felt a little gross after sitting on them. There were several lights in the condo that were burned out and needed replacing and the beds were lumpy and sagged. The vacuum cleaner didn't work so you were unable to vacuum the carpet to get any dirt out of it. The pots and pans in the kitchen were old, warped and basically abused. I'm glad I brought my own pans to use. There were so many "nick knacks" in the place that it made you feel a bit claustrophobic and added to the unclean feeling. It is true that we typically don't assign rooms until arrival, but this is why we are able to offer competitive pricing. This is not a typical experience and Sterling Resorts has been notified of the room for future guests. We noticed that you never mentioned anything about contacting the front desk or maintenance for assistance. I'm sure the staff could have resolved some of the minor issues.     The room had one towel for 6 people. I wish we had been told that ahead of time. There was a hole in the corner of the wall and the carpet was in bad repair. Our room was right next to the trash chute and smelled horribly outside the room. The resort amenities were described correctly, but the pictures we were shown of a room were obviously not the one we booked.

    Hi Cory, Thank you for booking and we apologize the room did not meet your expectations. Did you alert the front desk when you only had 1 towel in the room? Also, maintenance is available in case there is extreme odor coming from the chute as sometimes garbage gets stuck or the area needs to be cleaned. The photos on the listing are a general overview of the allotment of rooms available by Sterling Resorts. We apologize that the room had some minor repairs and I know they'll be fixed as the season slows so the maintenance staff can catch up.     We found the condo personal to be rude and not helpful at all! The condo had a dryer that did not work properly. The dryer signal would go off in the middle of the night and all during the day even if there were no clothes in it. Splash said we had to contact you and we would have to wait in our room 4-5 hrs. for a technician to come look at the dryer.

    Enjoyed It!

    Everything from booking to check-out was a breeze. The room was very clean minus a few stains on the couch (looked like wine), and the staff was attentive. The kids (5 & 9) had a blast at the waterpark and what's not to love about the beach? We didn't do much other than stay around the condo, but we booked a sailing trip on Tripshock and saw a bunch of dolphin. The only thing I didn't like was the bed as it was a little too firm, but that's just my opinion. Overall, a very successful vacation and we'll be booking next year.

    Great Deal, Even Better Time!

    Without knowing much about tripshock, we decided to book Splash hoping that the deal was as good as it was advertised. We were quoted about $250 less than Expedia so you can see why we were skeptical. When we got to Splash, we were surprised to have a nice and clean unit. The entire resort is great for kids and the staff was friendly. It was PACKED because it was the last big week of the Summer, but that's just the nature of the business. They had a promo for 4 free shipwreck island water tickets too that we took advantage of. Overall, the stay was great and the deal was big. We will make sure to check tripshock first before using any other booking website.

    Splash PC BEACH

    The location was great especially for kids as it had its own water park. The suite was a bit run down compared to our suite last year. Trip shock service is good but seemed disorganized. Trip came with free tickets and two free pizzas. Trip shock told us to pick up tickets from the same place as the free tickets. That place had no clue. Turns out the hotel should have given them to us.

The booking voucher from tripshock clearly states that the free tickets need to be picked up at the panhandle helicopter building on front beach rd.
