Much of Pensacola Beach is surrounded by protected land within Gulf Islands National Seashore, limiting large-scale commercial development across significant portions of Santa Rosa Island. As a result, visitors experience a combination of lively areas around the Boardwalk and long stretches of undeveloped beaches, dunes, and natural habitat that are increasingly uncommon along Florida's coast.
